What is Legionella?
Legionella is a bacteria found naturally in water sources. In building water systems, it can multiply to dangerous levels in conditions that are warm, stagnant or nutrient rich. When contaminated water is disturbed and fine droplets are inhaled, there is a risk of Legionnaires' disease, a serious and potentially fatal form of pneumonia.
The risk is present in any building with a water system, including offices, schools, care homes, hotels, gyms and residential rental properties. Managing that risk is not optional, it is a legal requirement.
