Pre-commission cleaning is a mandatory requirement for all new heating and chilled closed-loop water systems, and for systems that have undergone major extensions or alterations. What Is Pre-Commission Cleaning?
Pre-commission cleaning is the process of removing contamination introduced during the construction or installation of a water system before it is handed over and put into service. It is a requirement under BSRIA BG29, the industry's primary guidance document for the commissioning of heating and chilled water systems.
A system that is not properly cleaned before commissioning will carry that contamination into service, where it accelerates corrosion, fouls heat exchangers, blocks strainers and damages pump seals. Getting it right at this stage protects the entire system going forward.
Our Pre-Commission Cleaning Process
ClearFlow follows a structured cleaning process in accordance with BG29 best practice guidance.
Stage 1 - Conventional Raw Water Flush
The system is initially flushed with raw water to remove loose installation debris, sediment, magnetite and suspended solids. This clears the system of bulk contamination and prepares it for effective chemical cleaning.
Stage 2 - Chemical Cleaning
Specialist cleaning chemicals are circulated through the system to remove mill scale, flux residues, oils, greases and corrosion products that a water flush alone cannot shift. Water quality is continuously monitored throughout this stage until the required cleanliness standard is confirmed.
Stage 3 - Final Flush and System Protection
Following successful chemical cleaning, the system is flushed to remove cleaning chemical residues. Where the specification includes demineralised balanced flushing, this is carried out at this stage to achieve low-hardness, low-conductivity system water. The system is then dosed with corrosion inhibitor and, where required, biocide, and tested to confirm operating parameters before handover.
